Mortgage rates rose to 1-year high this week, now at 6.66%. Inflation has eased, but remains higher than the Fed's target, so don't expect mortgage rates to fall much in the near future.  See below the weekly average of Freddie Mac's survey of lenders for the last year for an owner-occupied 30-year fixed rate.

Only 1% down payment required with the other 2% in the form of a grant from the lender.
