Mortgage rates finally retreat this week, now at 6.67%. Inflation has eased some, but I'm not seeing any talk of the Fed lowering rates yet.  See below the weekly average of Freddie Mac's survey of lenders for the last year for an owner-occupied 30-year fixed rate.

Only 1% down payment required with the other 2% in the form of a grant from the lender.
