Eagle Idaho

Located northwest of Boise along the banks of the Boise River and stretching east to the rolling foothills, Eagle is the luxury market in the Boise Idaho Metro. Eagle's downtown is becoming a legitimate destination with many restaurants and newer shopping opportunities within walkable distance of many neighborhoods and the greenbelt. Eagle Island State Park is nearby with trails, picnic areas, disc golf, ponds and waterslide.

Eagle has a population of around 35,000 people and has been growing at 1.36% per year for the last few years.

If you're visiting and like fine dining, don't miss Bardenay Restaurant & Distillery and Crave Kitchen & Bar. 

Eagle real estate consists of view homes in the hills, homes with acreage, horse properties and luxury homes along the river and golf courses. Starter homes here start at $460,000. There are a few condos/townhouses starting at $315,000.

Eagle's housing markets are not usually as tight as the rest of the Treasure Valley due to the higher home prices. Current housing supply based on the pace of sales stands at 1.84 months. Very low compared to a 5-6 month supply which is considered a balanced market where prices would be stable or slowly rising and neither buyers nor sellers have a distinct advantage. It's a seller's market still in Eagle, especially during peak season.

Home prices in Eagle have been rising quickly, but appreciation is moderating toward normal rates recently. Last month, existing homes sold averaged $1,136,189 median $931,400. Days on market averaged 31 days, half sold in 16 days.

New construction is booming in Eagle, making up 56% of the available homes for sale today. Regular sellers of existing homes only account for 44% of the pie. Zero foreclosures and short sales here.

The number of listings from regular sellers of existing homes have been trending upward over the last 5 years. New construction is steadily gaining momentum in Eagle with the most ever new homes available and under construction.
