A small but rising star in the western Treasure Valley just west of higher priced Eagle, Star features rolling hills and river plains along the Boise River. The new highway connecting Star to I-84 will really improve the commute. Current population of about 22,500 has been growing 8% per year and doubled in the last 6 years. Many retirees from other states are snapping up the new homes here. Not surprisingly, attached RV bays are very common here.
Last month, existing homes sold in Star averaged $702,399 median $589,950. Market times averaged 38 days median 14.
As you can see by how close these lines are together, Star has been a very tight housing market for the last decade. Current supply based on the pace of sales is a whole 1.35-months.
New construction dominates the Star housing market, currently accounting for 60% of available homes. Regular sellers of existing homes make up only 40%. Zero foreclosed and only 1 short sale this month.
