A note on short sales. Short sales are not foreclosures, although they may be in the process. These are true distressed properties usually priced low to sell fast. The catch is that the lienholders must approve the contract and that can take months and tie you up. Until the lienholder approves, you can't inspect, lock in a rate or plan on a closing date. For these reasons, I advise most of my buyers to avoid them.
