Preparation is key. First, you need to find a good experienced buyer's agent to represent you. Remember the listing agent, who almost always represents the seller in Idaho, cannot fully and completely represent you and work only in your best interests like a buyer's agent can. Realtors are required by our code of ethics to know you are qualified before showing you any property. You will need to be at least pre-qualified or even better pre-approved, so we know what you can afford. Most sellers won't even consider your offer without proof of financing or funds to close. I will include your lender letter with any offer so the seller knows you are a serious buyer.
Third, start looking! Everyone starts with a wish-list: location, square footage, minimum bedrooms & bathrooms, garage & lot sizes, etc. Your price range will determine where the wish-list meets reality. You'll see that every home is a set of compromises that depend on your budget and what is available.
